Canadian Money Math #11, from Money Made Simple, answers a question every mortgage holder asks: if I pay every two weeks instead of monthly, how much faster is the house actually mine? The answer splits in two — because 'bi-weekly' hides two very different products.
The free Money Pack pairs with this guide — and Pai Ledger HQ puts it into practice, starting with a free trial.
Mortgage Payment Calculator — Run your own numbers: monthly vs accelerated bi-weekly on your exact balance and rate.
Regular bi-weekly takes your monthly payment, multiplies by 12, and divides by 26. You pay the same total per year, just in smaller, more frequent pieces — the interest saving is a rounding error. Accelerated bi-weekly takes half of the monthly payment every two weeks. Because there are 26 two-week periods in a year, you make 13 full monthly payments annually instead of 12. One extra payment a year, aimed entirely at principal in later years, is what does the damage to your amortization.
Early in a mortgage, most of each payment is interest, so principal-heavy extra payments punch above their weight. On a $500,000 mortgage at 5% with a 25-year amortization, the accelerated schedule typically clears the loan about four years early and saves on the order of $50,000–$70,000 of interest (your lender's exact figures depend on your rate and term — ask for both schedules in writing). The video walks the arithmetic in three steps so you can check your own mortgage.

Most Canadian lenders offer accelerated bi-weekly at no charge — you may need to ask, because the default offered is often the regular flavour. If your lender charges or does not offer it, replicate it: keep monthly payments and add one-twelfth of a payment as a monthly principal prepayment, which most mortgages allow within their annual prepayment privilege. Salary paid bi-weekly? Matching payments to paydays also ends the 'big payment week' squeeze.

They stack. Accelerated bi-weekly is automatic and painless; lump sums from bonuses or tax refunds cut deeper in single blows. Use both inside your mortgage's prepayment limits to avoid penalties.
Usually yes — most lenders let you change frequency once per term or on request. Ask whether the new schedule is accelerated, and get the new amortization in writing.
Yes — the math is identical. Many US servicers charge a fee for bi-weekly programs; skip the fee and add 1/12 to each monthly payment yourself for the same effect.
Every guide in this section started as a video on one of our YouTube channels, and the written version is checked against that video's own script before it is published. Account figures are stated with the year they apply to, drawn from the rules published by the CRA — and the worked examples use standard amortization math you can re-run yourself in our free mortgage calculator. We do not invent numbers: if a figure is not in the video or a source the guide names, it is not in the guide. When a rule changes, we update the guide — and the “last verified” date at the top of this page changes with it. Everything here is educational only — not financial, tax, legal or investment advice for your specific situation.
